Check-in and Check-out Procedures

• Check-in is after 4pm. Check-out is by 10am.
• Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
• Driving directions to the common area will be provided a few days prior to your arrival.

Property Access

• This home is in a gated community.
• A common area in the community provides direct access to the New River.

Policies and Rules

• No smoking allowed inside the home. No trace of smoking left outside the home.
• No parties or gatherings above the posted occupancy allowed at any time. No events allowed. Keep outside noise respectable.
• Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
• Children allowed.
• Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

Fees and Payments

• This home allows up to 99 mature, well-trained dogs. Additional pet rent may apply. Pets other than dogs are not permitted.
• Firewood may be purchased at the time of booking, or by calling us with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
• All bookings are subject to a $50 cancellation fee.

Cancellation Policy

• Bookings canceled 60+ days before arrival will receive a refund of the deposit.
• Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit.
• Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.

Parking Information

• Free parking space for up to 8 vehicles.

Utilities and Amenities Access

• All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals.
• There is a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
• Towels and bed linens provided.
• High-speed internet available.
• Dishwasher, toaster, ice-maker, pool table, washing machine, dryer, stove, oven, BBQ grill, hot tub, and TV available.
• Smoke alarm and carbon monoxide detector present.
• Hair dryers are not provided.

Safety and Emergency Information

• Please note the homeowners use exterior cameras located at the front entryway, the back door entryway, and the garage door. No other cameras are pointed at the home or at any of the common areas.
• 4WD/AWD and/or chains recommended during winter (Nov-March). Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
